Estaro Group builds Estaro, software that collects strata contributions for Jamaican strata corporations.

Why we built it

A strata corporation is run by the people who live in it. The executive committee is elected from among the proprietors, and the treasurer is usually somebody with a full-time job elsewhere. That person is responsible for collecting the money that keeps the building standing: the security company, the gardener, the water bill, the government fees, the repairs.

The work is mostly clerical and entirely manual. Contributions arrive as bank transfers, the treasurer reconciles them against a spreadsheet, and following up on what is missing competes with everything else in that person's week. When collection slips, the corporation cannot pay for maintenance, and the value of every lot in the building suffers for it.

We think that is a software problem rather than a problem of discipline. Estaro raises the contributions, takes the payment, and keeps the record. We started with collection because it is the part that costs a corporation real money when it goes wrong.

How we work

We use the language of the Registration (Strata Titles) Act rather than inventing our own, so a treasurer already knows what a lot, a proprietor, a unit entitlement and a contribution are when they first sign in. Every corporation is verified by a person at Estaro before it can collect, because a system that moves other people's money should know who it is dealing with.
