Estaro bills every lot in your strata plan, takes the payment by card, and keeps the treasurer's ledger current. Built for Jamaican strata corporations and the volunteers who run them.

Today, collection is manual

Contributions arrive as bank transfers into the corporation's account. The treasurer downloads a statement, matches deposits to lots by hand, and works out who has not paid. Chasing happens by phone, over WhatsApp, or not at all — and arrears surface months later, when the money is needed for a repair.

Estaro replaces that with one ledger that is already reconciled, because every payment arrives attached to the lot and the period it settles.

How it works

  1. Register the corporation. Supply the certificate of registration from the Commission of Strata Corporations, proof of the corporation's address, and its TRN. Estaro checks them before the corporation goes live.
  2. Record the lots and proprietors. Each lot carries its unit entitlement, the share of costs that lot bears. If the list already lives in a spreadsheet, import it as CSV.
  3. Approve a budget. Estaro spreads the year's expenses across the lots by unit entitlement and raises one contribution per lot per period, each with a due date.
  4. Collect. Proprietors pay by card, or turn on autopay and have the card charged when a contribution falls due. Cheques, transfers and cash are recorded against the lot and wait for a treasurer to verify them.

A ledger instead of a bank statement

Every payment in Estaro is already allocated to the contributions it settles, across lots where an owner holds more than one. The treasurer gets an ageing report bucketed at 15, 30, 60 and 90 days, a late-payment list, and a record of every reminder sent — which matters when a lot changes hands carrying arrears and somebody has to show that follow-up happened.

One page for the owner

A proprietor signs in and sees what is owed on every lot they hold, pays the ones they choose with a card, and keeps a receipt for each payment. Autopay is set per lot, so an owner of three can leave one on manual. Nobody has to ask the treasurer for the account number again.

What it costs

There is no software subscription. Estaro takes a share of the processing fee on the card payments it handles, so a corporation pays for collection when it collects.

Register your corporation

Registration takes a few minutes: the corporation's details, the documents that prove it is registered, and an account for whoever will run it. Estaro's staff review each application by hand and email you when the corporation is verified.
